Former Claim Jumper Site in Roseville Heads to Auction With $1.365 Million Starting Bid

Empty for nearly three years, the former Claim Jumper site in Roseville is headed for online auction at the end of the month.

Tranzon Asset Strategies is listing the 2.7-acre property at 250 Harding Blvd. with bids starting at $1.365 million.

"The seller is pretty motivated," said Tiffeny Cook, a co-listing broker for 250 Harding with Mike Walters of online auction firm Tranzon. "We anticipate there will be a new owner there."

Cook noted that the starting bid is a reduction from the nearly $2 million price tag the property has had in recent months. Claim Jumper closed its location there, leaving an existing building of about 11,000 square feet, at the end of 2022.

Since then, no other tenants have signed on. Cook said the owner, listed in records as NNN REIT Inc. (NYSE: NNN), is a real estate investment trust that's ready to move on from what's considered a non-performing asset.

According to real estate information site Reonomy, the current owner bought the property in 1999 for $1.16 million, before the current building was finished.

Built in 2000, 250 Harding has both the restaurant building and a large parking lot with frontage on Harding. Walters of Tranzon said it's been listed for sale for about a year.

"Every time I think I know the best use, someone comes up with something different," he said, though none of those have yet materialized into a tangible plan.

Potential uses include a banquet hall or meeting space, and some sports bars also look for large spaces like that, he said.

But he said some potential buyers have also mentioned redeveloping the entire site. The city of Roseville has approved specific plans for redeveloping and revitalizing aging commercial corridors that include Harding Boulevard, and are rolling out financial incentives, beginning early next year, to stimulate such investment.

Walters said the property's overall size could make it big enough for a hotel or office building.

The auction, which will be entirely online, is set to close Nov. 4, Cook said.
